After researching the UK design & build market development and taking into account various other factors the following conclusions can be drawn from MBD's report:
MARKET REVIEW 2001-2005:
The UK market for design & build construction is believed to have increased by 1% in 2005 to a five year peak of £18.5 billion, representing an estimated overall increase of 42% compared with the size of the market in 2001. Design & build has accounted for around 18% of total construction output in each of the five years under review. Whilst demand for design & build within the UK has increased throughout the review period, its annual development has been at a slower rate than that of the total construction industry in each year except 2004. Nonetheless, the sector has increased in popularity due to the move towards a greater demand and emphasis on design in a variety of sectors ranging from housing to commercial and industrial sectors. Companies contracted by customers are placed with greater expectation and definition of responsibilities as an integrated solution provider (design and construction).
MARKET FORECAST 2006-2010:
Revenue derived from design & build construction projects is expected to increase year-on-year between during the forecast period, culminating in anticipated overall growth of 20% in real terms between 2005 and 2010. By the end of the latter year MBD expect the UK market for design & build to reach £22.3 billion (at 2005 prices). The growth of the market is in line with the anticipated development of overall UK construction output. Within the total market the different types of design & build delivery are expected to perform in very different ways, reflecting the anticipated trends within the various sectors of the construction industry. However, the overall consensus in the short term is for an increase in demand for design & build due to the increasing concerns for the surrounding environment.
